Signs it may be time to replace

Age

Furnace makers say 15 to 20 years is typical for a gas furnace. Angi says over about 18 years old and having problems may be cheaper to replace than repair.

Repairs add up

Use the $5,000 rule of thumb: age in years times the repair estimate. Over $5,000, consider replacing.

Both systems are old

If you are also replacing the AC, Angi says it can be more cost-effective to do both at once. See AC replacement.

In Warren, about 88% of homes are heated with utility gas (American Community Survey 2020-2024, via Census Reporter), so a gas furnace is the usual starting point, but the right fuel, size and efficiency depend on your house. This site does not quote prices.

Permits and licensing in Michigan

License. A mechanical contractor's license with the right classification is required to install, alter or service HVAC equipment. A single-family owner who lives in the home may do their own work.
Permit. Except for minor parts, mechanical work needs a permit. Contractors handle permits for work done for an owner.
Who issues it. The state, a county or the local government, depending on where you live. We have not checked Warren's process.
Your move. Ask any company for its license number and whether it will pull the permit.

Before you compare quotes

Ask two or three companies for itemized quotes so you can compare equipment, labor, removal, permits and ductwork.
Ask how the furnace is sized. Angi says a load calculation avoids a unit that is too big or too small.
Ask what the warranty covers on the equipment and on the labor, and what upkeep it requires.
Mention the furnace's age, make and model in the details box if you know them.

Common questions

What is the $5,000 rule for furnace?

Multiply the furnace's age in years by the repair estimate. If the result is over $5,000, replacement is often considered the better long-term choice. If it is under, repairing may make more sense. CBS News says it is a starting point, not a final answer. Angi adds that a furnace over about 18 years old and having problems may be cheaper to replace than repair.

What is the average cost of installing a new furnace in Michigan?

We did not find a Michigan figure. Angi's 2026 national average for a new furnace installation is $4,814, from 11,869 verified projects, and most homeowners pay between $2,823 and $6,896. Furnace type, size and fuel are the main drivers. Angi lists natural gas at $3,800 to $10,000 installed. Removal of the old furnace ($60 to $330), permits and any ductwork changes are extra. This is a national range, not a price from any local company.

How much does a new furnace cost for a 2000 sq ft house?

Angi's table lists about $2,400 to $4,000 installed for a 2,000 square foot home, based on 60,000 to 120,000 BTUs of heating capacity, while its overall national average is higher at $4,814. Angi says capacity, fuel type and efficiency drive the price, and that a company should size the furnace properly (a load calculation) rather than guess. These are national figures. We cannot say what a company would charge for your house.

Do you need a permit to replace a furnace in Michigan?

Usually yes. The state says that except for replacement of minor parts, mechanical work must not start until a permit has been issued by the enforcing agency, and that a contractor is responsible for permits on work they do for an owner. Which agency issues the permit (state, county or the city) depends on where you live, and we have not checked Warren's process. Angi puts permit costs at $400 to $1,500 nationally and notes not every city requires one, so ask the company you are talking to. This is general information, not legal advice.

What is the average lifespan of a furnace in Michigan?

We did not find a Michigan-specific figure. Carrier and Trane say a well-maintained gas furnace typically lasts 15 to 20 years. Angi gives 15 to 25 years for gas and oil furnaces and 20 to 30 for electric. These are general guidelines, not guarantees.
